Charlotte, N.C., Aug. 5, 2015 – Leading Charlotte-based commercial developers Crosland Southeast and Childress Klein celebrated the groundbreaking of the retail component of the master-planned Waverly development at Providence and Ardrey Kell roads with a ceremony earlier today. Speakers included Charlotte Mayor Dan Clodfelter, City Councilman Ed Driggs, Childress Klein partner Chris Thomas, Crosland Southeast partner Peter B. Pappas, Frank Matthews with the Matthews Family Farm and Scott Skala with Graycor Construction.

“We’re excited to break ground on the retail component of this thoughtfully designed project, which will bring South Charlotte residents dozens of new options for dining, shopping and working,” said Chris Thomas, partner of Childress Klein. “Shook Kelley has worked closely with the development team as architect for the Waverly retail center.”

The 90-acre multi-use Waverly development will be anchored by a 40,000-square-foot Whole Foods, set to open in 2016. Medical office anchor Novant Health, expected to open later this year, will include an urgent care, family healthcare including pediatrics, physical therapy and other services in 22,000 square feet.

The development is expected to add more than 1,000 jobs to the area, including hospitality, retail and restaurant positions.

Newly Announced Tenants

Peter B. Pappas announced new tenants at the groundbreaking ceremony today:

Hilton Garden Inn – The 141-room Hilton Garden Inn will be the first hotel along the Providence corridor between Ballantyne and Matthews. Part of Hilton Worldwide, the hotel provides upscale mid-priced accommodations for both business and leisure travelers and an amenity to the companies located within Waverly and nearby. Stacked on top of retail space near the center of the project, the hotel will include meeting space that will accommodate up to 300 people, a rooftop pool overlooking Waverly’s central square, and a lively bar and restaurant.

“As we sought to find a location for the Hilton Garden Inn that would provide our guests with easy walking access to great restaurants and retail, we were very impressed with the plans for Waverly,” says owner Nick Patel of Naman Hotels. “We are very excited to be part of this project and look forward to having our guests experience Waverly.”

Ted’s Montana Grill (5,061 sq. ft.) – Founded by media entrepreneur, environmentalist and philanthropist Ted Turner along with award-winning restaurateur George W. McKerrow, Ted’s Montana Grill is known for its modern interpretation of hand-prepared, 100-percent fresh, classic American food, including the finest cuts and best selection of bison. Ted’s Montana Grill will serve as another one of Waverly’s restaurant anchors. Since the original Ted’s Montana Grill opened in Columbus, Ohio, in 2002, the restaurant has expanded to include 45 restaurants in 16 states. This will be the second North Carolina location – the other is in Durham. Focused on sustainability, Ted’s Montana Grill helps to grow and preserve the bison population in North America.

“We look forward to bringing Ted’s Montana Grill to the Charlotte community, a market we’ve been aiming to enter since we launched in 2002,” said George McKerrow, co-founder and chief executive officer of Ted’s Montana Grill. “Charlotte is a logical extension to our growth and the Waverly development is an ideal fit for our brand. Our Big Sky Spirit, which welcomes our guests with authentic American dining and genuine hospitality, is a natural fit for the Charlotte community.”

Ivy & Leo (1,500 sq. ft.) – Ivy & Leo sells contemporary women’s fashion and accessories throughout the Carolinas. In addition to its Charlotte locations in Uptown and SouthPark, the popular store also has shops in Raleigh, Greensboro, Winston-Salem, Columbia and Myrtle Beach.

Chuy’s (7,149 sq. ft.) – One of the most popular concepts requested by Waverly neighbors was sit-down Mexican, so the team recruited Chuy’s to the mix. Headquartered in Austin, Texas, the whimsical, family-friendly Tex-Mex chain has 51 locations throughout the South and Midwest, including restaurants in SouthPark and Raleigh.

Chipotle (2,423 sq. ft.) – The country’s most popular Mexican fast-casual restaurant, which prides itself on high-quality ingredients, will open its eighth Charlotte location in Waverly, to add to more than 1,500 Chipotle restaurants nationwide. Chipotle was the most requested specific restaurant when the development team surveyed neighbors on what concepts they wanted nearby.

The following outparcels have also recently committed: CVS, Chick-fil-A, McDonald’s and Quik Trip.

In addition to Whole Foods and Novant Health, previously announced tenants include a Dressler’s Restaurant concept, Novanta 90 Pizzeria Napoletana, Bad Daddy’s Burger Bar, Modern Salon & Spa, Ultraskin Wax Center, Polished Nail Bar, Menchie’s, Quail Dry Cleaning, Truliant Credit Union and Firehouse Subs. The retail tenants are expected to open in 2016.

The leasing team of Gwen Glaeser and Tommy Trimble of CNL Commercial Real Estate are responsible for retail leasing, while Travis Hart of Childress Klein is leasing medical office space.

Residential Update

David Weekley Homes starts construction on its cottage and executive-style homes this fall, with two furnished model homes and six showcase homes expected to be completed by the end of the year. The 31 executive-style homes will feature Old World European architecture, 11-foot ceilings and high-end touches similar to David Weekley Homes’ Avignon community in SouthPark. The 39 cottage homes are modeled after historic houses in Myers Park and Dilworth. Executive homes will measure about 3,400 square feet, while cottage homes will be about 2,800 square feet. Construction on townhomes is expected to begin in the summer of 2016.

Developed by Terwilliger Pappas Multi-Family Partners and Federal Capital Partners®, Solis Waverly is a 375-home apartment community that will blend distinctive architecture and landscaping with amenities totaling more than 10,000 square feet. An expansive fitness and exercise studio, resort-style pool with bar and pet park will complement conference and club rooms for socializing and games. Attached and detached garages are offered as an option. Designed by The Preston Partnership, Solis Waverly’s master plan comprises 10 buildings, three of which include elevators. Construction on Solis Waverly started this summer and the first one-, two- and three-bedroom apartments are expected to be completed by the spring of 2016.
